Custom Garages

A custom garage is built with many building code requirements that a detached basic garage does not require. There are many building codes that are different, due to safety. Because basic garages are more of a storage shed that will rarely have people inside, they are built with basic lumber and to a minimum building code standard. Building departments allow a 4” wide x 12” deep rat wall to be used around the perimeter of the floor to support the light weight of a basic garage. It is mostly needed to stop varmints from tunneling underneath the cement floor, creating weak points that may collapse the structure.

A larger custom attached or detached structure is much heavier, depending on the engineered lumber used and the complex design of the build. At the minimum, it will require starting with at least an 8” wide x 42” deep foundation with 1 or 2 coerces of cinder blocks. The biggest thought to keep in mind when selecting a reputable company to build your upcoming investment is that most garage builders have more experience in building a basic garage rather than custom garages. Many builders are not fully aware of the true requirements that are going to be needed to meet building codes and the proper equipment needed to perform the build properly and efficiently and still meet the contract price. This will leave you vulnerable to big price hikes after the builder starts all required on-site inspections and then blames the local building department for the additional charges you will need to pay. In reality, it is the builder's lack of experience that causes the price increases.
